Aluminum Composite Material (ACM) consists of two sheets of smooth .02″ aluminum thermobonded to a polyethylene core in a continuous process. Commonly used on commercial buildings and attached to the structure using a cladding system, ACM panels are available in virtually any color imaginable and come with a durable Kynar finish. In addition to installing ACM, Everclear Enterprises, Inc. is experienced in assisting our clients in selecting architectural metalwork solutions of all types that are fabricated to the exacting tolerances necessary for each application; these include architectural grilles, custom sunscreens, column covers, cornices, light covers, and variable beam covers.
Depending on the design of the commercial structure and the environment in which it is located, nesting and roosting of pest birds can pose significant problems. These birds can be noisy, unsightly, foul smelling, destructive, and even dangerous to the health of occupants and visitors to the facility. Assessing the condition of the façade of a commercial structure can present unique challenges, particularly when accessing the façade is difficult. We are often engaged directly by owners or managers of commercial facilities to provide condition surveys; other times we are asked to collaborate with architectural or structural consultants or engineers. We are experienced in providing condition surveys containing assessments of systemic conditions of structures to allow our clients to make informed decisions, prioritize, and budget for upcoming capital expenses. Our detailed condition surveys typically include photos and descriptions of current conditions and proposed solutions.
Sheet metal is utilized in conjunction with many restoration and beautification projects on commercial structures. Depending on the specific structure and application, it can be prefabricated offsite in virtually any size or shape or it can be cut, bent, and shaped onsite. Everclear Enterprises, Inc. regularly uses copper and sheet metal as a component of installation, restoration, or repair of gutters and downspouts, roof and façade flashing, at the termination of certain waterproofing systems, at the transition between dissimilar building materials, and as part of a custom architectural decorative fascia installation.
In addition to concrete, masonry, and glass, commercial structures often incorporate metal as well as natural and polished stone into the architectural components of their design. Whether these building materials have been utilized for an entire building facade or as decorative elements, like any other exterior architectural building material, they must be maintained at regular intervals to preserve both their aesthetics, as well as their structural integrity. With metal and stone in otherwise good condition, we routinely assist clients by providing a maintenance program that can include cleaning, polishing, and applying protective coatings to ensure that these architectural components always look their best.
While a separate industry and trade from restoration and waterproofing, there is often a fire stopping component to restoration and waterproofing projects. It is important that a contractor understand the effect that providing restoration services to an existing facility can have on existing fire barriers and that provisions for this are incorporated into the repair strategy. If a restoration project results in any alterations to existing fire barriers, including any new through-penetrations of fire-rated walls, floors, or ceilings, fireproofing patchwork should be incorporated into the overall scope of work provided. From the installation of fire-rated expansion joints, fire-stop caulking around penetrations or at top of wall joints on fire-rated walls, or the patching or replacement of compromised fire stopping materials on structural steel, walls, ceilings, or floors, Everclear Enterprises, Inc. understands the importance of complying with local, state, and federal regulations when altering fire barriers in existing structures and can assist clients in ensuring that a structure’s fire barrier system is intact at the conclusion of a restoration project.
Having become an increasingly common design feature of commercial buildings, garden or green roofs not only improve the functionality of the structure on which they are installed, but also they offer tangible economic and environmental benefits. Green roof assemblies are designed to promote the growth of plants and vegetation while maintaining a water tight building envelope. The soil and plants utilized in a vegetative roof help extend the life of the roof by protecting the membrane from UV decay and movement from expansion and contraction. While many of the waterproofing system components of a garden roof are commonly found in other waterproofing applications, it is critical that they are properly installed and designed to work in conjunction with one another to ensure that the overall building feature is in fact an enhancement and not a problem to be managed. Everclear Enterprises, Inc. works with its partners in the landscaping industry to assist clients in maintaining and repairing damaged garden roofs while ensuring that their solutions are consistent with the requirements of the associated vegetation.
At times it is necessary to reach areas of structures that are difficult to access in order to perform miscellaneous tasks that are not necessarily part of a maintenance program or project. Relatively simple things such as high dusting, replacement of light bulbs or filters, testing of fire alarms or smoke detectors, installation or removal of signs, hanging or removal of banners or holiday decorations, and other miscellaneous tasks with a difficult rigging or access component can be problematic if the property management staff lacks the equipment or technical knowledge to safely access the area in which the task needs to be performed. Because our employees have the training, knowledge, and experience to safely access virtually any part of a commercial structure, Everclear Enterprises, Inc. routinely assists our clients with these types of services.
The 2009 International Building Code (IBC) 1024, NFPA 70, and the International Fire Code (IFC) 4604.23 requires that all buildings – new and existing – over 75 feet tall must install photoluminescent exit path markings. Photoluminescent markings do not require electricity and are therefore a more energy efficient approach that can save lives by directing people out of a building in the event of an emergency; they provide illuminated, safe, non-electric routing for emergency exits and stairways in the event of power failures or to supplement electric or emergency lighting. Everclear Enterprises, Inc. installs photoluminescent emergency egress path markings, including exit path markers, directional signage, stair nosings, and handrail markers, to assist our clients in management of the emergency egress systems in the facilities they manage.
Post-tensioning cable is often utilized in structures designed with long spans of concrete. These steel cables, tensioned during original construction prior to removal of the forms, provide critical support to the concrete, both stabilizing the material and providing necessary weight distribution. Damage to post tensioning cables can result from corrosion due to exposure of insufficiently protected tendons to water infiltration and chlorides from de-icing salts. Damage can also occur when post tensioning cables are not taken into consideration prior to coring holes cutting into the associated slab. In addition to performing necessary repairs to damaged post tensioning systems, Everclear Enterprises, Inc. provides inspection and maintenance service of these systems at regular intervals to ensure that potentially expensive repairs are identified and addressed before they become a more significant problem.
The ability to safely access the exterior façade of structures is fundamental to responsible providers of exterior restoration and maintenance services to commercial real estate facilities. When access from a ladder or aerial lift is not possible or cost effective, often workers will suspend themselves from the roof on a powered work platform or bosun’s chair in order to perform their work. In such cases, this access equipment must be connected to permanent structural components of the building that have been certified as being capable of supporting a 5,000 pound load. Though safety anchors, davit bases, and other types of certified tie-offs are now commonly incorporated into construction of new buildings, many existing buildings must either have structural components tested and certified as being capable of meeting the load requirements, or they must be retrofitted with certified tie-backs that satisfy these requirements. For over 12 years Everclear Enterprises, Inc. has collaborated with developers, architects, consultants, and engineers, as well as building owners and managers to ensure that the buildings from which we suspend workers are equipped with the necessary safety equipment, not just for the wellbeing of our employees, but for that of anyone who might suspend themselves from the building’s roof.
Sandblasting is a general term used to describe the act of propelling very fine bits of material at high-velocity to clean, etch, smooth, or otherwise shape a surface or remove contaminants from it. While sand used to be the most commonly used material, other materials such as steel grit or walnut shells are now frequently used in its place. Much like pressure washing, sandblasting can be both dangerous to workers and damaging to property if not performed properly by trained personnel. Usually in conjunction with restoring badly weathered masonry, stone, or concrete surfaces, Everclear Enterprises, Inc. provides sandblasting services on both the interior and exterior of commercial structures.
Not very long ago when architectural glass became scratched there was no alternative to replacing the glass. In recent years, however, equipment and processes have been developed to remove these scratches and, in many cases, restore the glass to like-new condition by gently removing the outermost molecular surface of the glass in the area of the scratch. Under the right circumstances, removing scratches from architectural glass is far less expensive than replacing the unit. Everclear Enterprises, Inc. has assisted property managers of commercial office buildings, as well as occupants of restaurants, retail space, and educational institutions with the removal of scratches from isolated units that had become damaged due to vandalism. Additionally, we have completed large projects for general contractors who were responsible for numerous units that were scratched during construction of large commercial buildings, multi-family, and hospitality facilities, saving them hundreds of thousands of dollars in the process.
Sealcoating is a cost effective alternative to replacement of damaged or weathered asphalt that significantly increases the life expectancy of paved surfaces and reduces the maintenance costs by as much as 300%, while restoring the aesthetics of the surface. Sealcoating prevents water from penetrating the asphalt surface and provides a protective top layer to prevent the asphalt from oxidation and wear from exposure to ultraviolet rays, air, petroleum products such as gasoline and oils, and tire damage. In addition to sealcoating weathered asphalt surfaces, Everclear Enterprises, Inc. can repair cracks and install patches in the asphalt prior to the sealcoating, or as a separate repair service. Finally, at the conclusion of the sealcoating process, we restripe the parking surface to match the original layout or adjust the layout per the request of our client.
Barrier cable systems utilize tensioned steel cables to provide protection for pedestrians and vehicles on parking structures and plaza decks. Subjected to constant, direct exposure to the elements, these systems are vulnerable to corrosion and the resulting damage. Similar to the embedded post-tensioning cables in the slab of a structure, it is prudent to regularly inspect barrier cable systems to identify potential issues before they result in the need for expensive repairs. Everclear Enterprises, Inc. can inspect and re-tension barrier cables and repair anchors and termination posts or columns, in addition to providing full replacement of any component of a barrier cable system.
Often façade inspection and assisting in the identification of the source of water infiltration is what initiates a relationship with our clients. Providing investigative testing and diagnostic services to identify the cause of a specific problem located in an isolated area of a structure can prove to be one of the more challenging aspects of addressing the problem. Because the symptoms of water intrusion sometimes manifest far from the location where the moisture actually enters the building, correctly identifying the source is sometimes a process of elimination. Relying on training, knowledge, past experience, and our network of industry resources and experts, Everclear Enterprises, Inc. regularly supports our clients by accurately identifying both the source of unwanted moisture infiltration, as well as an effective repair strategy to address the problem.
Seventy percent of the energy used in the United States is consumed in commercial real estate, and forty percent of the energy is used in managing the heating and cooling of occupied space. Installing film on architectural glass that is utilized in building envelopes can be an important, cost effective component of an overall strategy to control energy costs associated with temperature control. Low-emissivity (Low E) films are designed to capture heat from the building and redirect it back into the occupied space during the winter months, while reflecting solar heat away from the building in the summer months, reducing the effort required to cool the building. Installing low-e film also minimizes exposure to harmful UV rays, can reduce fading of carpet and furniture, and can contribute towards attaining LEED points.
